I am having trouble using T-Maps and am hoping someone can tell me what I am doing wrong. After deciphering the map I use Stratics to determine which t-map I have, and then I utilize rune libraries to go to the location. I know at least one of these locations was correct as there was a previously dug up chest that staff had to come remove for me. The problem is that no matter where I attempt to dig I keep getting the message "you cannot mine here" I have GM mining, cartography, nearly GM lockpicking ... why am I unable to locate the treasure? I also have one MIB that seems to not be where the message claims it is, but that is another issue as I have fished up others successfully. Any help will be greatly appreciated.

Double-click the shovel or pickaxe, then target the treasure map. Then it'll ask where you wish to dig for the treasure. Without clicking the map first it thinks you're just trying to mine in that spot.
